Marketing to Westside Agents
Preview Screening
Selected Sotheby's Realty agents from Brentwood, Santa Monica, Westwood, Pacific Palisades and Beverly Hills will be invited to a special viewing of the property one week prior to the first Broker's Open. The purpose of this screening is to enable agents with active and qualified buyers to view the property, and to get opinions and feedback from real estate agents before the first Broker's Open.
Broker's Open
A Tuesday Broker's Open will be held. Invitations will be sent to 122 of the leading Westside agents. Additionally, a Showcase ad will run in MLS Open House Guide.
Interoffice Marketing
Buyer's Agents at Westside Sotheby's offices will
announce and promote the property at their Tuesday sales
meeting.
Property Brochure
A one-page property brochure will be created for the property.
The brochure will include photos and a description of
the property. This brochure will be produced both in 4-color
and black and white. It will be available at all open
houses, in a flyer box outside the property (if appropriate),
and will be distributed to Westside offices.

Homebuyers
Weekend Open House
A Sunday Open House will be held. This Open House will be advertised in the Los Angeles Times.
Postcard Mailing
A custom "Just Listed" postcard for the property
will be created and mailed to over 1,500 targeted residents
of Santa Monica, Brentwood and Westwood.
Internet Marketing
Photos and information on the property will be posted on SOTHEBYSREALTY.COM, FRONSMITH.COM, REALTOR.COM and THEMLS.COM websites. Additionally, a virtual tour will be uploaded for interactive viewing.
On-going Marketing and Communication
Print Advertising
The property will be advertised with a photo every week it is on the market.
Publications we advertise in include the MLS Open House Guide, Brentwood Media
Group, and the Los Angeles Times. Broker Open Houses will be scheduled for
every other Tuesday, and Weekend Open Houses will be scheduled for every other
Sunday, unless an alternate schedule is mutually agreed upon."
Follow-up on Open Houses
and Showings
A guest register will be kept at each open house. Phone call follow-up with interested buyers and agents will be a regular routine. Additionally, requested private showings with agents and potential buyers will occur. We will be sensitive to your family's schedule, and what times we may schedule weekday showings. Advertising schedules, feedback, and a synopsis of
showings will be communicated on a bi-weekly basis.
Phone Contact
F. Ron Smith will contact people each day, including agents, other real estate professionals and community contacts to promote the property.
Marketing Review
After 30 days, Ron will meet with you to discuss the past
month's marketing of your property, address any feedback
or concerns and determine how to proceed from that point.
Potential Buyers, Negotiations
and the Escrow Process
All potential buyers will be pre-qualified for financing,
and down payment will be provided upon acceptance of the
offer. Detailed updates will be provided throughout the
negotiation and escrow process, as well as on-going communication
regarding inspections, deadlines and other closing procedures.
